When partnering on investment properties how does the process work?

While each property is different- we have relationships in place with lenders, wholesalers, investors, and others which brings us a great number of properties both on and off market. We find, underwrite, negotiate and present the deal to those who want to JV (Joint Venture)/ Partner on the asset. Since we self manage, this minimizes the role of the capital partner and they can be as involved in the process as they like. Unlike 'syndications" or other structures, we always seek to JV with our partners.

What sets Cirrus apart?

We have decades of real estate experience and have over $2 million under management. All of our operations are in house, we are experienced with multiple strategies such as creative finance, section 8, and property management. The result is higher cash flow, better managed properties, and ensuring that we forecast our exits to maximize return. Additionally- we are NOT greedy. We want everyone to make a return that serves them.

As an investor do I need to apply for loans?

Absolutely not! We have relationships in place with investment lenders and we simply partner with passive capital investors. Your involvement can be as much or as little as you like. Also, much of our properties are structured creatively which negates the need for us to seek lending options. If you prefer to seek your own lending options, this is acceptable as well.

What markets does Cirrus currently invest in?

Currently we are investing in Ohio. Specifically, mid-large markets such as Cleveland, Akron, Canton, and surrounding areas. This area offers excellent return on investment and has a great demand for affordable housing. For our capital investments, there is not limitation throughout the United States.

What does your capital investment opportunities look like?

Other real estate investors (maybe you) often have need for capital that may not be directly tied into a real estate deal. These include Earnest Money (EMD), rehab budgets for flippers, or other shorter term options. Cirrus connects the two- those who have need for capital and those who are looking to lend on it.
